Hiring a window cleaner without insurance may expose the building owners or property managers to direct liability for accidents occurring on their property. Building owners and property management firms have different insurance requirements for their window cleaning and other contractors. The following are standards that are typical for the window cleaning industry.

General: Most owners and property management firms require that they be named as additional insured and that they be provided a current copy of the insurance certificate. This provides a level of protection and also assures that they will receive proper notification of cancellation and renewal.

A. M. Best Rating: A. M. Best rates insurance underwriters for financial soundness, much like Moody’s or Standard and Poor’s rate the ability of corporations and governments to repay their obligations. Window Cleaning Insurance Limits

Commercial General Liability Including Personal Injury

Worker’s Compensation And Employers Liability (Limits are determined by statute.)

Automobile Liability Insurance

  • $1,000,000 Combined Single Limit

Umbrella Liability

Provides coverage in excess of the required employer’s liability, commercial general liability, and commercial automobile liability insurance policies.

  • $1,000,000 Aggregate

Insurance Certificates: Statements such as “Insurance Certificates are available upon request” are not adequate assurance that a window cleaning contractor has obtained proper coverage. The customer must inspect the certificate to be sure it is current and that the limits are correct and that the underwriters are financially sound.
